Facilities management leaders continue to face plenty of challenges. In recent months and even years, these managers have had to ensure smooth operations in the face of issues including constantly evolving government regulations, geopolitical tensions and uncertainty regarding tariffs.
A recent CBRE article outlined suggestions to help those heading up FMs to ensure everything from a resilient supply chain to cost-effective operations.
#1–Develop and Maintain a Well-Structured Supplier Management Program
CBRE indicated that such a program must be in place to help mitigate risk while promoting transparency. The program should rest on an assessment of the company’s risk tolerance for various issues including product shortages, regulatory compliance and price increases.
The program should also be consistent in the areas of due diligence, ongoing monitoring and accountability.
#2–Ensure a Balanced Supplier Network
A robust supplier network helps mitigate single points of failure that could occur with single- or dual-sourced FM procurement efforts. However, too many suppliers can also cause problems. Technology, among other tools, can help determine the right number of suppliers for smooth FM operations.
Speaking of technology…
#3–Centralize Data Collection, While Deploying Integrated Technology
Relying on artificial intelligence, automation and the Internet of Things (IoT) can help generate and analyze real-time critical data throughout the FM supply chain. This can help managers track various sources of disruptions and their impacts, while providing reliable information for benchmarking purposes.
#4–Cultivate Supplier Relationships
Using transparent communication to create and build on effective supplier relationships can help boost problem-solving capabilities. Such activity can also assist the FM leader in identifying regions with favorable trade policies, sourcing comparable quality alternative products at lower costs and optimizing inventory management.
#5–Develop a Scalable Continuity Plan
A well-defined continuity design helps navigate supply chain challenges and supports operations, whether natural disasters or geopolitical events cause disruptions. Additionally, an FM organization and its procurement team need to know how their suppliers and contractors work with business disruptions.
